• 2 cups (500 ml) pancake mix
• 1/4 cup (60 ml) unsweetened cocoa powder
• 2 tbsps (30 ml) sugar
• 1 cup (250 ml) milk
• 2 eggs lightly beaten
• 2 tbsps (30 ml) oil
• 1/4 tsp (1 ml) pure mint and peppermint extract (club house)
• 1/4 cup (60 ml) dark chocolate chips
